What's Wrong With This Property? (“WWTIP,” “we,” “us”) lets you paste a real-estate listing URL (typically a Zillow link) and returns a forensic, AI-generated analysis of that listing. This policy explains what data we process when you use the service, what we do and do not store, and the rights you have over your information. The service is provided for informational and entertainment purposes only and is not professional real estate, legal, or financial advice.
1. Listing URLs and data we extract
When you submit a property URL, we fetch the public listing page and extract the property details it contains. This typically includes the property address, list price, tax and HOA figures, beds/baths/square footage, year built, listing photos, listing description and agent remarks, price/sale history, and associated public data such as nearby school ratings, flood/environmental indicators, and neighborhood statistics. We also derive census, market, and area-level statistics for the property's location to enrich the analysis.
A property address can identify a specific home and, by extension, a person. We treat the listing data we process as potentially personal information and handle it accordingly. We do not seek out or attempt to re-identify the current occupants of a property; the data we use is what the listing publicly presents.
2. How analysis works (processing)
To generate a verdict, the extracted listing data is sent to our AI provider (Anthropic's Claude API) along with the prompts that drive our expert-panel analysis. The text of the listing is processed in order to produce the summary, findings, and verdict you see. This processing is necessary to deliver the core function you requested.
3. What we store — and what we don't
The service is designed to be lightweight. The information you type (the URL you paste) is processed to run an analysis rather than retained as a long-term profile of you. However, completed analyses are stored so the product can function:
- Stored analyses. A generated analysis (the property snapshot, findings, verdict, and summary) is saved so it can be revisited, shared via a public share link, and shown in community feeds. Some of this is held in a key-value cache (Vercel KV), and some structured records are held in our database (Neon Postgres). Cached entries may expire automatically; database records persist until deleted.
- “My Analyses” history. Analyses you run may be associated with your browser (via a local browser identifier) or your account so they appear in your My Analyses history. This lets you find listings you have previously checked.
- Reactions, votes, and shared content. If you react to or share an analysis, those interactions are stored to power the public feed and reaction counts.
- Operational data. We log page views, anonymized usage events, and basic request metadata (such as approximate counts for rate-limiting) to keep the service reliable and prevent abuse.
- Email. If you provide an email address (for example, to receive results, lead follow-ups, or account magic links), we store it to contact you about the service.
Deleting your analyses. You can remove analyses from your history via the My Analyses page. Because some analyses are public and shareable, deletion removes them from your history and, on request, from public surfaces; cached copies expire on their own schedule. To request full deletion of a specific analysis, a share link, or any email we hold, contact us at the address below.
4. Third-party processors
To run the service we rely on a small set of vendors that may process data on our behalf:
- Anthropic (Claude API) — generates the AI analysis from the listing data.
- Vercel — hosting, serverless compute, and the KV cache that stores analyses.
- Apify — fetches and extracts public listing pages so we can analyze them.
- Neon — managed Postgres database for structured analysis and feed records.
- Resend — sends transactional and lead/notification emails when you opt in.
These providers act as processors under our instructions and are bound by their own terms and security commitments. We do not sell your personal information.
5. Zillow and source-site terms
WWTIP is an independent product and is not affiliated with, endorsed by, or sponsored by Zillow or any listing provider. The data we display originates from public listing pages. Listing sites' terms of service may restrict automated access and reuse of their data. You are responsible for ensuring that the URLs you submit are ones you are permitted to share, and we process listing content solely to provide the analysis you requested. If a listing source requests removal of derived content, we will honor reasonable requests.
6. Your rights (CCPA / GDPR)
Depending on where you live, you may have rights over your personal information. We honor these requests regardless of jurisdiction where practical.
California residents (CCPA/CPRA): You have the right to know what personal information we collect, to request access to or deletion of it, to correct inaccurate information, and to opt out of any “sale” or “sharing” of personal information. We do not sell or share personal information as those terms are defined under the CCPA. You will not be discriminated against for exercising these rights.
EU/UK/EEA residents (GDPR): You have the right to access, rectify, erase, restrict, and port your personal data, and to object to certain processing. Our legal bases for processing are performance of the service you request, our legitimate interests in operating and securing the service, and your consent where applicable (for example, marketing email). You may withdraw consent at any time and have the right to lodge a complaint with your local supervisory authority.

7. Data retention and security
We retain stored analyses and related records only as long as needed to operate the service or until you request deletion. Cached data expires automatically. We use industry-standard measures to protect data in transit and at rest, but no online service can guarantee perfect security.
8. Children
The service is intended for adults (18+). We do not knowingly collect personal information from children.
9. Changes to this policy
We may update this policy as the product evolves. Material changes will be reflected by updating the “Last updated” date above.
